A Busy Realtor

Spring season started exactly March 1st.  It was literally that day when my job took on a life of its own.  Don't get me wrong, I am always busy with my job as a Realtor, but this year every avenue  I had so patiently laid down to gain customers seemed to open up at once on March 1st.   I think it is hard for people who are not in real estate to know what we do everyday.  In fact, most realtors new to the business have no idea what we do all day everyday.  I know I didn't.  So, let me just put forth some of the highlights of 3 days last week.

Sunday, May 15  -
   Noon - Drove from Concord to Acton to put a lockbox on the front door and brochures and a sign-in sheet    inside my new listing in preparation for the Sunday Open House which I had gotten another Realtor to host.  In fact, I had to find 3 Realtors to host  some of my listings as I was to be at a 4th myself.

12:45 - Arrived at  my listing in Sudbury to host the Sunday Open House. 

1:00 - My new trainee, Andrew, showed up to learn how to host a Sunday Open House. When there were no customers in the house I taught him some real estate lessons.

3:30 - Everyone was out of the house,  all the lights were off, the doors were locked.

3:30 - 3:45 - WALKED THE FAMILY DOG FOR THE SELLER WHO WAS GOING TO BE OUT FOR THE WHOLE AFTERNOON!!!

Monday, May 16 -
10 am - Arrived at my listing in Carlisle to oversee a video of the property.

10:30 - 12:45 - Worked on paperwork, emails and phone calls in the office
This included negotiating an offer that came in on my listing in Acton.  I also had to work via email a change in mortgage companies/banks with a buyer who wanted to move away from the mortgage company he had been working with for a month due to complications.

1:00 - Arrived at my listing in Concord to oversee a photo shoot of the property.

2:00 - Ate lunch in the office.

2:30 - Worked on brochures and mls data for two new listings to go on the market this week.

7:00 - Went to Acton to get the offer signed by my seller when she came home from work.

Tuesday, May 17
10am - Picked up lemonade and scones to serve at my Broker Open House.

11 - 1 - Hosted the Broker Open House and taught Andrew at the same time.

2:00 - Met customers at a house in Concord they wanted to see.

2:30 - 5:30 - Paperwork, etc. in the office

6:30 - Arrived at the Concord High School to teach a class on How to Prepare Your House for the Market

9:00 - Home at last

And so it goes.  7 days a week.  As  you can see, not everyday is 12 hours long, but some things take more energy i.e. showing houses, making small talk, bitter negotiations on pricing. 

It's Saturday night and I finally have not only time to myself, but enough energy to write about it. Tomorrow I only have to do a public open house from 1 -3 (really 12:30 to 3:30) unless someone calls or emails with other requests.  That's the thing - I never really know what the day will bring.  That's the good and bad of being a realtor - everyday is different, interesting, surprising.  The bad thing is that you can never plan a day off  (unless you go out of town) because every customer, every listing, every sale is important (and pays the bills!).
